East Hill Villas a passion project

SPRINGVILLE – With the foundation poured for the first two houses, a home already sold and an unofficial street name set, B&B Homes celebrated the creation of the East Hill Villas. A development of efficient homes aimed at providing more housing options, developer Bill Gugino said.

“Twenty years ago I made a call to a man I never met … about a need for housing in Springville,” Gugino said. “Bill Sprague had a vision for housing needs … and B&B Homes was created.”

East Hill Villa was a vision of Sprague’s, Gugino said, adding that he would be proud to see it come together. The development will have 26 patio homes, 22 of which will be attached. There will be a dedicated green space for the residents and a nature trail surrounding the homes. The two to three bedroom houses will have a homeowner's association to regulate maintenance.

Gugino announced his plans for the East Hill Villas in 2016, though he and Sprague had discussed the development for years. Sprague was a mentor and friend, Gugino said, who was always on the “trail of … improvement in our area.”

Unofficially, the road will be named Sprague Trail, in honor of Sprague.

“His heart was bigger than life,” Gugino said. “I’d like to dedicate East Hill Villas to my business partner, mentor and friend.”

Springville Mayor William Krebs echoed the sentiments about Sprague, highlighting his time in the Cattaraugus County Legislature and calling him a “good friend” to the Springville area. He then thanked Gugino for bringing the East Hill Villas to life.

“You were persistent … there’s a housing need in Springville because it’s a great place to live,” Krebs said. “I can’t thank you enough for your planning, foresight and private investment into making the Village of Springville a better place to live.”

Gugino, his wife Shawna and son Jack, were joined by Sprague’s wife Glenda and grandson Cody for a ribbon cutting. Foundation has been poured, with one home already sold.

The East Hill Villas will be completed in phases, with each house being built as it’s sold. The development is located on East Hill Run.
